Yesterday my landlord announced he is selling the house :roll:

We only moved here last july, after a period of being homeless, I cant believe it.

And today my mum was officially registered as partially sighted. I do quite alot for her, and i wish I could devote more time to caring for her, but I need to go to paid work.

House-wise, Im not quite sure where we go from here. I dont have a timescale to work to, no idea what he has in mind. Oh, he did ask if we would like to buy it, but sadly I am short by about £100K :roll:

Dont spose you could have a rummage down the backs of your sofas?

Sorry to hear that Millie. I do know about being homeless. It's miserable not having a base. I was homeless for a year, living in a one hostel room with my son, was no fun.

Can you go on the West Wiltshire's very long housing list? Always worth a try? We live in a HA house. Not exactly where we'd want to live, but it's not in a highrise and we do consider ourselves very fortunate to have a garden.

Still....I'd rather have my own home that belonged to me!

I'll have a look down the back of my sofa anyway. 8)

Sadly we cannot have any help from WWHS or the district council, as my OH is from overseas. Even though he is settled here, and has paid tax and NI whilst employed, if he recieves any financial help, inc help with housing, then he stands to be sent home. Gotta love the way the govt work :roll:

At least we still have the tent, and we now have a shed down the lottie, all is not lost! 8)

Oh blimey that's terrible. Can you not apply for anything? Have you tried the Citizens Advice Bureau in town to see if they can help you at all? Maybe worth a try. I am sorry I can't be of more use.

Gawd... it's enough to drive a couple apart so that you can claim on your own behalf and not involve your OH!

There are cheaper places up here still around - but it is a long way away from where you are. Saw one advertised near Keith for OO £85,000 - and that was with a house on it, and quite a bit of land... No idea whether you'd find a job, too. What kind of work is it you do? Sometimes it might be better to look for a job first, then find somewhere to live. But I suppose you have to consider your mum, too, and where she'd want to live. Do you have any kids?

Does your landlord selling automatically mean you have to move out? Maybe somebody wants to buy it to let, in which case you might be lucky. Anyway, I'll keep all my fingers and toes etc crossed for you. (And unfortunately I know there's nothing down the back of my sofa - had a look only the other day :cry: )

Millie, I guess you almost certainly have an Assured Shorthold Tenancy, which doesn't give a tenant much in the way of security of tenure (another one of Thatcher's big ideas to free up the housing market and make sure that they become a fantasitc investment for the rich, and out of reach for the poor - but that's a rant for another time). However, if push comes to shove, remember that you cannot be made to leave without a court order, and these can take time and cost money to organise. You may be able to find some useful booklets explaining your rights here.

If he has any sense, your LL should be game for a bit of serious negotiation - if he is selling to release capital, then £x,000 now could realistically be more useful to him than, say, £(x + 10),000 in six months time; selling to you will also avoid agent's fees. If he needs an early sale, and he doesn't sell to you, then he is limiting himself to a market of other landlords, or people who are prepared to do the legal work to force you out. This is limiting his options, and as no prospective LL will pay more than a certain multiple of the annual rental income (typically 10-20 times), then he may be restricting his price, too.

In terms of getting a mortgage, if you have any interest in buying, go and see about 20 financial advisers and mortgage brokers. Go right through the yellow pages if necessary. Find one who is interested in your situation, and will take your side in dealings with the lenders. In my experience, this can make a huge difference to what is possible in terms of raising money (in the past I visited dozens of brokers with a tale not dissimilar to yours - I finally found one who was interested, and suddenly the impossible started to become possible). You may be able to work out a way to come up with the money, even if it is only in the short term, enabling you to sell the house at full value, and make a bit of a profit from your situation. Find out about 'non-status' and 'self certification' mortgages; these do not depend upon multiples of your income, you just need to be able to say you can meet the repayments. If your intention is to sell straight away, an interest-only mortgage may not be too foolish to consider, either.

Thanks Stew. My LL rang again tonight to see if we had discussed the situation. Tim took the call, I hid behind the laptop, fingers in ears, say lalalalalalala. Ok, not quite that bad! Anyhow, Tim explained that the price wasnt within our budget, and he seemed ok with that. He stressed he is thinking about selling, but IMO if hes got to the stage of telling his tenants, its just a tad more than thinking. He has a couple of houses dotted around the village, and he says hes seeing how much he has to play with, as hes buying his own house in the village. No doubt up by his parents huge mansion :shock:

Ok, so, hes offered to put us in touch with his broker, and from having a look round, if we can go self certificated, I have found a 4 bed for £120k, so fingers crossed we come out of this better! I have 4 children, so need the room, and the house is just round the corner from my mums, and just down the road from work. I currently pay £600 PCM for this house, so I know that I will afford a mortgage, and will actually be better off for buying :cheers:

It may just be a ploy to get you to leave (there could be many reasons for this). Telling the tenants he is thinking of selling will have one of two results - you dig your heals in and stay until the bitter bailiffs end; or more commonly, you move out fairly quickly, without any trouble, or the need to serve you notice, because, of course, your future has become unpredictable, and you need to sort something out ASAP.

If you like the house, the rent is right, and you'd like to stay, then it may be worth hanging around for a while to see what develops. You cannot be given less than a month's notice (in reality, it can be much longer than this). But on the other hand, this sort of thing can focus your mind on what you really want to do, and if that is finding a way to raise the money to buy a house of your own, then that sounds like a jolly good idea.

Don't forget the notice needs to be in writing and set out in a particular way (unless things have changed in the last 10 years). I left many rented houses because the landlord gave us either verbal notice or badly worded written notice, and found out later that that notice didn't count for anything.

Anyway, as I've been in that situation - just got settled, done up their bloody garden (AGAIN!), I know how you feel Millie. Big hug for you.
