ANY EXPERIENCE RUNNING A B&B ?

Any ishers with experience of this?
I have a spare room with a wonderful sea view ( as in 20 yards away) with a king sized bed.
It's not ensuite - though the bathroom is immediately next to it - and we have another loo downstairs.
We are in a seaside town - near the ferry terminal to Ireland.
Wot dya think?
Any advice - positive or negative is welcome - I don't have a business head - too soft hearted perhaps.

No experience IP, but we've talked about turning this into a B&B or bunkhouse if everything goes pear-shaped. I don't think there are many regs, just food hygeine cert - easily got. You may need some sort of change of use or planning permission, but I'm not sure.

Once you've got through that though it seems fairly straightforward and your work's more or less done by lunchtime, unless you plan on doing evening meals.

I don't know much but I think you have to have your kitchen installed to health and safety levels (which can cost thousands).

There's also insurance and the other Health and Safety stuff you will have to take into consideration.

It's alot of money to rent out a room but it depends on the reasons you are doing it I suppose!

There are likely to be groups in your area of fellow b&bers - tehre certinaly is one here locally to me - who can give you advice - perhaps try tourist office for pointers?

Can't manage major improvements - so I'll check.

If you do go ahead and you're set up by late summer /autumn let me know! We'll be in scotland around that time and I really want to come and visit my old home town, if I can do it whilst supporting an isher so much the better!!!
