We got a letter though today asking if we'd like to renew our tenancy.
This means we CAN renew! (no, not in the Logan's Run sense for any nerds about to post :roll:, although my husband has just reached 30, ARGH!! his crystal!! :lol: )
the house dramas in the last year had led me to believe that the landlord wouldn't want us to, but yay! we can! ok this place is a wreck and could do with some actual money being spent on it; but then we'd have to pay higher rent so stuff it!!!

we're settled for another year in our darling no-longer mould-infested, no-longer rat-hole.

UPDATE:
ok, landlord will not sell while he has a regular-paying tenant. We're settled for another year.

Congratulations! If you want to move I have a house to rent out in the southern outskirts of Sheffield. Three bedrooms, two loos, newly refitted kitchen, brand new bathroom, new central heating system, back & front garden with space to grow veggies ... :lol:

sheffield's a bit far; my hubby works in Willesden lol!!


And I just noticed something on the form we have to sign and send back, it has 3 not 2 options.
1. I wish to vacate
2. I wish to renew
3. I wish to buy the property

I wish to WHAT?! does this mean it's sort of on the market ish?! ok there's no way we'd ever afford it but still, pardon?!

Yeah, I thought I was pushing my luck there! I've had friends renting it for the past 18 months but I have run out of friends who want it now!

That's a very interesting option on your tenancy agreement! I'd find out more if I was you. It's totally a buyer's market at the moment - our house has lost value in the past 18 months so we're sitting on it for now!

if it was priced to reflect the state of the place, I'd think about it, but the state of the place is not good an I'm scared what a survey might pull up hahaha!!!
If it went for local market value there's no way we'd afford it :(
This one is close to the same area as ours, and is a similar style to ours. the max mortgage we can get is around £130k and we have no deposit.

James rang the agents this afternoon to ask wtf they mean by the last bit on the form, weather that means the landlord will sell in the next year. if it does we will still be moving asap 'cos I don't want to be anywhene with an insecure tenancy :(

Mrs F, the difference between the price asked for the other house and what you can get as a mortgage isn't as big as you think. At the moment houses are selling far below their asking price. Yours is in poor condition which will help. I'd wait another year, save as much as you can in the meantime, and see what prices are like then. You might be surprised. A poor survey will just help to get the price down.

Thanks thomzo, you've just confirmed what me and James were discussing last night. If we get the same option next contract-renewal day, We may just go for it. This house needs so much work, but we'd be willing to do it over the years if it was ours. It's got some great points like the size of the kitchen/diner, the back door/hallway thing (you can get from front to back without going through any habitable rooms, my office is actually a wide hallway), the size of the bedrooms etc.

James is thinking of looking for different jobs, or at least sending CVs out to the two nearest train maintenance depots (Dagenham; C2C and Bombardier in Ilford). cutting down his commute would be soooo nice; also B pay more than where he is now but the shift pattern is different. I don't know, it's up to him really.
