I think my land was 40% of the total cost. Build cost was something in the order of £150/sqft or £1500/sqm. I did use a lot of experienced labor and that is definitely where the cost is. Labour and professional fees probably make up 40% of the total cost. That only leaves 20% for materials but I gue...

To be honest, building regs are not an issue, or that's what I found out. A good architect and a sympathetic engineer is all that's required. I am sure the council is more open minded to alternative building styles than people might at first imagine.

Finding land will be the problem!

I put a Morso Squirrel in the straw hoose and despite the insulation, the Squirrel is too small. It's the only form of heating and it's a big volume of air to heat, being open plan and full height ceilings under the roof. The regs up here state that you can't put in a stove with more than 5kW output...

Thanks all, Seed Parade are worth a good look. I have used Real Seeds in the past too. Chase/HDRA have mucked up far too many orders in years gone past to deserve any of my cash. Customer service scores zero in my book...

I remember finding a UK seed supplier a few years back who sold seeds at c.50p a pack. There was no glossy packet outer, only the foil inner hence the reduction in cost. My dull memory thinks it was a well known veg bod like Medwyn Williams or someone similar. Can anyone think of the company at all?...

The nicotine content varies quite a bit in different blends. So far I am sticking to those in lighter content. I doubt I will ever progress to plugs or ropes which, according to reviews and youtube vids, blow your socks off! I think it's the quality of the tobacco and the lack of chemical additives ...

Oddly enough, I don't find the pipe addictive. Perhaps this is beacuse I have never smoked cigs. That would be me. I had a crappy basket pipe and some vanilla cream. I gave it another go with some decent baccy and a Falcon and never looked back. I have about 8 pipes I use in rotation. I mainly smoke straight pipes and favour my Falcons. I also have a Peterson Donegal Rocky, a Lovat and a wee Stonehaven.
